Greenwood Village (incorporated 1950) was developing a different character – less upscale, but with a highly involved citizenry that held out against Denver’s expansion, and that went after its own resources: the lucrative business park expansion that was following the new route of I-25 south from town. Greenwood Village succeeded in acquiring half of the Denver Tech Center and most of Greenwood Plaza; then expanded eastward to bring in revenues from the commercial expansions happening east and west of the freeway along Arapahoe Road.

With those financial resources, coupled with a commuter advantage for residents working in the DTC, Greenwood Village began an ascendency that would give it a unique appeal to rival Cherry Hills Village in coming decades. In 1990, when developments like The Farm and Glenmoor were putting up walls to reinforce their exclusivity, developer Buz Koelbel went door to door in Greenwood Village to sell residents on a novel development concept, for a square mile parcel that wrapped the Highline Canal trail. The Preserve at Greenwood Village wouldn’t have walls, and its neighborhoods would be connected by public trails both to a nature preserve wrapped by the canal, as well as to outside trailheads accessible to the general public.
